Selling your home is one of the biggest decisions you will ever make.  It involves many emotions and prep work. I am here to guide you every step along the way.  From preparing your house to sell and putting it on the market to negotiating the final sale, I will make sure you end up with a sold sign in your yard.

Education – Your agent should be well versed in all aspects of the real estate industry and be focused on continued education to stay on top of market trends. I have spent many hours getting my certification in pricing strategies and Senior Real Estate Specialist.  I am also involved with LBAR committees to stay on top of what is going on in the Bluegrass area. 

Experience and expertise – Your agent should be familiar with your area and the type of property you want to sell.   They should also be tech savvy and know how to market your home in many ways to get it sold for top dollar. I am lifelong Lexingtonian and am involved with many local organizations. Using those networks further helps me market your home in a variety of different outlets. I am an expert in using all online resources and creative technology to market your home. 

Availability and commitment – Your agent should be committed to communicate with you promptly, on your schedule, and answer any questions you have.  They should also be willing to show your home to buyers on weekends and evenings. I am always available to answer your call or text.  I will be committed to getting your home sold and no question you have will go unanswered.

    Six Easy Steps to Sell your Home

    1. Choose your Listing Agent

    It is important that you choose an agent that makes you feel comfortable, and who listen to your needs.  You should choose an agent who is experienced in listing homes in the Lexington/Bluegrass market.  Hiring a real estate professional who has a finger on the pulse of the market will make your selling experience a positive and educated one.

    2. Determine your Home's Worth

    The first step to determining how to list your home is to do a “Comparative Market Analysis”, commonly called a CMA.  A CMA is a report prepared by a real estate agent providing data comparing your property to similar properties in the marketplace. Your agent will compare your home to other homes that have recently sold that are similar in size and have the same features as your home.  Then will work with you to get the best listing price for your home.

    3. Stage your Home

    As an owner we are generally quite proud of our décor and how we’ve customized our houses to make them our own personalized homes, but not all buyers will feel the same way about your design. That’s why it’s so important to make sure you stage your home with the buyer in mind. Buyers want to envision themselves in the space, so it truly feels like their own. They need to see themselves in the space with their furniture and keepsakes – not your pictures and decorations. Stage and declutter your home so they can visualize their own dreams as they walk through your house. A real estate professional can help you with tips to get your home ready to stage and sell.

    4. Market & Show your Home

    You have your listing price and are ready to show your home, now what?  It is much more than putting a “For Sale” sign in your yard. Your agent should have a marketing plan that includes getting your house on your local Multiple Listing Service (MLS), with professional pictures, syndicating the listing to real estate websites, and preparing property flyers for your showings.  A lock box with security code will be placed on your door to allow your agent to monitor all showings of your home.  A professional agent can show your home to potential buyers, follow up on internet leads, market your home to other agents and monitor ongoing activity in your area.  Your agent should schedule an open house in the first few weeks and follow up with all attendees to receive feedback and promote your home.

    5. Receive Offers & Negotiate

    After you have received an offer on your home, a professional agent can help guide you. Your agent will go over the contract and make sure all the required documents are included and signed correctly.  Your agent will then present the offer to you and help you understand exactly what is on the offer. The negotiation can be more than just the asking price.  It may also include financing, closing time frame and any contingencies as well as a counteroffer. Your agent will work with you to explain all the details and get the best offer for your home.

    6. Get Ready for Closing

    Congratulations! You have a signed contract on your home, and you need to be ready for closing.  The buyer will often ask for inspections on the home.  These may include wood infestation and whole home system inspections.  The buyer will set up and pay for these inspections unless it is negotiated differently in the offer contract.  You will need to allow access for the inspectors, your agent as well as the buyer’s agent will work to get those set and work with you to negotiate any repairs needed.

    Your agent will need to inform your mortgage company and get the information for any payoffs that need to be made on your current home.  The closing company will need that information to finalize your payment.  Your agent will be your guide through this process of closing and signing the final papers.

    Marketing Your Home

    Marketing your house is my highest priority!

    Getting your house listed on the local MLS (Multiple Listing Service) is just one step to insuring you get the best offer for your home. Some of the other services I offer to market your home are:

    • A professional photographer will be used to produce photographs for the listing. We will make sure that your house is staged and shows its best light.
    • Your house will be listed on the local MLS that feeds to all national housing search engines including; Zillow, Realtor.com and Trulia as well as many others.
    • Open houses for your home will be held as soon after the listing is made public. These will be for potential buyers as well as a special event for other agents with potential buyers.
    • Detailed informational flyers will be made available at each open house for potential buyers to take with them.
    • For Sale signs will be placed in your yard the day that the listing goes live on the MLS. Additionally, signs will be placed in your yard a few days ahead of your open house and directional signs will be strategically placed in the neighborhood the morning of the open house.
    • A mailing will be sent to the neighborhood and my network list to promote your house to potential buyers.
